What is Estate Management?
Estate management is a property caretaking service for people who have homes in Hawaii but do not live in those homes full-time, so the property is empty. The Caron B Realty International Estate Management and Concierge Department uses a proven system for property caretaking to ensure that the home or condo is safe, functioning, and has no issues. We use a checklist customized for each client’s property’s needs and we provide weekly updates with relevant photos of maintenance and repairs.
Why Do You Need It?
- Plumbing Leaks
- This can cause severe damage very quickly. Properties under estate management are visited once per week. We walk the property, check every room, open the closets, flush the toilets, check the sinks and showers, check for ceiling leaks, AC leaks, the ice maker supply line in the refrigerator broken, and check for roof leaks and any other potential leak sources.
- If a leak is identified, we resolve it as quickly as possible and dry it to prevent mold.
- Appliances
- We ensure that all appliances are working. We run the dishwasher and the garbage disposals, which can rust after a month of non-use.
- Pools and Spas
- We recently had one that turned green because a flock of ducks caused an algal bloom. We make sure the pool is clean and functioning properly.
- Landscaping
- We check for any damage and identify areas that may need attention, such as a downed tree. We take out the yard waste garbage and make sure the sprinklers are working properly.
- Home Systems & Regular Maintenance
- When a vendor comes in to perform routine maintenance for a property, we let them in, ensure that the air conditioning has been shut off and no windows are left open. Then we lock up and reset the alarm.
- Part of estate management is confirming that home systems such as alarms, mechanical systems, and sprinklers work properly.
- Storm Protocol
- Very heavy prolonged rains are very common in Hawaii. We make sure that the property is safe and secure from flooding from street. We check the gutters and drainage.
- If a hurricane is forecast, we make necessary preparations.
- Prepare for a Visit
- We prepare the property for when you or your guests return to the island.
